Using Istos
These terms cover your Istos account, the current housing service and your responsibilities when using them.
What the service provides
You can build a renter or property profile through an AI conversation or a requested telephone call, then review and confirm it. Property photos are added separately. The service does not currently provide browsable listings, matching or introductions. Participating does not guarantee a home, a tenant or any future introduction.
Saving information does not create a tenancy, reserve a property or enter you into an agreement with another participant.
Your account and information
Use your own Google account and keep the information you submit accurate and up to date. You are responsible for activity through your account. Do not use the service to impersonate someone, submit misleading information or interfere with other participants or the service.
Registering properties
Register only properties you own or are authorised to represent. Provide contact details you are authorised to use and update availability when it changes. Existing listing URLs are references; adding a link does not import or republish the listing or its photographs.
Add at least three current photos before making a property available. Upload only images you are entitled to use that accurately show the property. Avoid identifying people, personal documents or private belongings unnecessarily. You can choose a cover, add captions or remove photos. Uploaded photos remain private while introductions are being developed.
Financial details and references
Work, study, income or funding, evidence availability, references and guarantor information are optional and self-reported. Do not upload contracts, payslips or identity documents. Istos does not currently verify these details, conduct background checks or decide whether someone is eligible for a tenancy. Landlords and agents remain responsible for any lawful referencing or other checks appropriate to the property’s location.
Describe practical housing needs and property requirements. Do not use the service to request unlawful discrimination or exclusion. An intended length of stay is a preference and does not create a tenancy agreement.
AI conversations and calls
Chat and calls help build a working profile from information you share. AI can misunderstand or omit details, so review and correct the profile before confirming it, including the places and journey preferences captured from the conversation. A resolved place or stated journey limit is not a guarantee about a property or commute.
A telephone call happens only after you request a callback and consent to the call and transcription. Confirm that you control the number. The assistant identifies itself and checks your willingness to continue. You can decline questions or end the call, then complete any remaining information in chat.
Your choices and privacy
Your conversation and draft are saved as you go; confirming updates the profile intended for future matching. At review, you choose whether to allow future email introductions and whether income, employment and reference information may be included. No introduction is sent when you confirm your profile today.
You can edit your records, pause your housing search, change property availability, remove properties or delete your account. The privacy notice explains how information is processed, retention and account deletion.
A service in development
The service may change as we learn from participants. Availability and future features are not guaranteed. If we change these terms, we will update this page and its date.
